Why Access Is Important

It is very important that you understand what that access looks like when you officially go LIVE on the market. That is important, because it means that the buyers whom then request an appointment to view your home in person are serious. They have already gotten a good concept of the layout, each rooms general size and if they could picture themselves there. BUT nothing is truly as telling as when a buyer takes an in person tour.

How do we get showings? When a buyer requests a showing- you will receive notice from our team where you can choose to accept the appointment. Accepting appointments is CRUCIAL to giving your home the highest opportunity to find the right buyer(s). Most individuals that are looking for a new home want to step foot on the property and look around for themselves. They want to make sure that photos are telling the whole truth and that the home is the right one for them.

When are showings? Buyers that are on the market want to see homes and that means seeing them on their schedule. Most often showings happen on evenings and weekends to accommodate working individuals. Another common occurrence is that buyers find your home online and are immediately ready to go see it especially in a buyers market where they face competition. Being flexible when you are on the market to have your home shown with little to no notice or being show ready during available hours is a great way to ensure buyer activity/interest.

With all of this in mind, it is not impossible to list your home with a strict schedule. It is still your home and your needs will always be put first by your agent. There are many way to control showings both in number and times to accommodate your schedule and minimize disruptions.

Just know that if you can, allowing your home to be easily toured will be worth it in the end.
